Five Counties, and What That Means for Your Job
Whether you’re inside the LBJ Freeway loop in Dallas, north along the Dallas North Tollway through Plano, out past Southlake toward Fort Worth, or south on I-45 near Corsicana, the design visit is free, the plan is written before anything is installed, and the crew that shows up is the same five people.
The older streets north of Northwest Highway — Preston Hollow, University Park — are where the mature post oaks and live oaks are, and they are the reason moonlighting works so well in this part of Dallas. A forty-foot canopy is what lets a downlight throw a real branch shadow across a lawn. It also means climbing, and fixtures mounted properly so the tree can keep growing around them. The same goes for the older streets around White Rock Lake, where the tree cover is the whole reason to light the property at all.
West of the Trinity the lots open up and the frontages get long, which changes the arithmetic: more cable, more voltage drop to plan around, and transformer placement that has to be worked out before anything goes in the ground rather than after. Southlake and Colleyville properties in particular tend to need more than one transformer to keep the far end of a run at full brightness, and anything backing onto the Grapevine Lake shoreline has wind and moisture to account for in the fixture choice.
Plano and the Willowbend area run to newer construction with tight HOA expectations about what shows from the street. That is a large part of why Govee-type permanent festive LED does well here: the track disappears into the eave line by day and there is nothing stapled up and taken down every December. North of the President George Bush Turnpike the lots are newer and the trees are younger, so the work leans toward architectural and hardscape lighting rather than moonlighting.
Grapevine Lake and Lewisville Lake set the character up here — sloped lots, retaining walls, and long drives where hardscape and step lighting stop being decorative and start being how you get from the car to the door without turning an ankle. Blackland clay also moves with the seasons, which is one more argument for conduit over bare buried cable.
About an hour south of Dallas on I-45. Lake properties down here are typically the furthest thing from a city lot: long approaches, no neighbouring light to borrow, and twenty-year-old low-voltage systems that stopped working reliably a while ago. Those jobs are usually a rebuild rather than a repair.
Outside the Metroplex entirely, and still on the list. Todd has long-standing clients in Scottsdale and TC Lighting still travels for that work. If you have a property outside Texas, ask — the answer depends on the size of the project.
